Most of our office contracts run after-hours — typically between 6 PM and 11 PM Monday through Friday — so your team walks into a refreshed space at the start of every workday without ever encountering our crew. Weekend service is available where requested, and 24/7 commercial buildings can be scoped with a rotating overnight schedule.
Medical, dental, and other regulated environments
Medical and dental practices have specific cleanliness requirements that go well beyond what a typical office cleaning covers. We bring a separate equipment set for medical contracts, including hospital-grade disinfectants on the EPA's List N (effective against major pathogens), color-coded microfiber cloths to prevent cross-contamination between operatory and reception zones, and a written sanitization log that we leave for your office manager after every visit.
Our medical-office staff are trained on basic OSHA bloodborne pathogen awareness, proper sharps avoidance, and the difference between cleaning and disinfecting (a distinction many cleaning companies do not respect). For dental offices specifically, we handle the day-to-day cleanliness while leaving regulated sterilization (autoclaving, etc.) entirely to your clinical staff — we know our scope and stay inside it.

Insurance, COI, and what your property manager will ask for
Every commercial contract we sign comes with a Certificate of Insurance issued to your property manager naming them as additional insured. We carry $2M in general liability, $1M in professional liability, and full workers' compensation coverage. The COI is typically issued within hours of contract signing — usually well before your first scheduled visit.
For tenants in larger commercial buildings, we are familiar with the standard COI requirements of major property management companies in the Philadelphia, NJ, and Delaware markets, and we have completed vendor onboarding portals for many of them. If your building uses a vendor management system like ComplianceDepot, Net Vendor, or RMIS, we are likely already in their system or can be onboarded within a few business days.

How we scope and quote a commercial contract
Step one is always a free on-site walkthrough. We come to your office at a time that works, walk every room, ask about your priorities, and review any specific protocols (security, after-hours access, alarm codes, sensitive equipment). Most walkthroughs take twenty to thirty minutes. There is no obligation and no high-pressure sales pitch.
Step two is a written scope and quote, delivered within 24 hours of the walkthrough. The scope spells out exactly what is included at every visit, what is included in the rotating monthly deep clean, what add-ons are available, and what the price is per visit. Your finance team gets a real document, not a verbal handshake.
Step three is contract signing, COI issuance, and onboarding. We meet your designated point of contact, set up after-hours access, and confirm the first visit date. From there, the same crew lead is assigned to your office for every visit going forward.
What you will not get with us
You will not get locked into a long-term contract. Every commercial agreement we sign has a 30-day termination clause for any reason. We earn the renewal every month, and we believe in a relationship where you stay because you want to, not because you are stuck.
You will not get bait-and-switch pricing. Our quote is our quote. If your scope expands — additional square footage, new add-on services, a major event — we will quote the change in writing and get your sign-off before doing the work.
You will not get a different cleaner every visit. Consistency matters in commercial cleaning even more than in residential. Your assigned crew lead is the same person every visit, and any team rotation underneath them is communicated to you in advance.
